These factors can affect whether a rent is genuinely market rate.

    Floor level — higher floors often command a premium, particularly in purpose-built blocks. Ground floor flats may be valued lower, especially if they lack natural light or private outdoor space.
  • 🌿
    Outside space — a garden, terrace, or private balcony can add meaningful value to a property's market rent.
  • 🛋️
    Furnished vs unfurnished — furnished properties often carry a higher rent.
  • 🔧
    Condition and recent works — if your landlord has recently refurbished the property, this may support a higher rent. Equally, if there are outstanding maintenance issues, this can be a reason to push back.
  • 📍
    Hyper-local factors — proximity to a tube or train station, new developments, school catchment areas, and changes to local amenities can all affect rents street by street — not just borough by borough.
  • 📅
    When your tenancy started — if your rent hasn't been increased in several years, your landlord may have a stronger case for a larger catch-up increase, even if it feels steep.
